If those dimensions were Instance Parameters, all it would take is one user stretching the table by 2mm to generate a ghost variant in the schedule — and with dozens of tables in a project, the material takeoff quickly becomes unreliable.

With Type, that variant either exists or it doesn't. No one can "lengthen it by 5mm" without consciously creating a new Type, and the schedule stays clean.

A home office desk doesn't have a universal size — it needs to adapt to the room, the corner, the person using it. Here, width, depth, and height of the worktop need to be Instance Parameters: every desk placed in the project can have its own dimensions, without spawning a new Type for every minor variation.
